Atkinson Housing Co-op Notice of AGM and GMM

Atkinson Housing Co-operative is located in Toronto, Ontario, Canada.

Atkinson has 147 apartments in two buildings, and 263 townhouses representing some 500 Members. 

 

In Ken's view, Notice: The AGM is Re-Scheduled for May 25, 2011. This meeting has been re-scheduled from last week as quorum was not achieved. A minimum of 20 members must attend this meeting in order to achieve quorum.

 


 

 In Ken's view, a Notice of General Members Meeting was scheduled for September 28, 2011 indicating a minimum of 40 members must attend in order to achieve quorum or the meeting will have to be cancelled and held on another date.



 



In Ken's view, the Notice of AGM indicated the Housing Co-op requires only 4% of it's General Membership to attend the Annual General Meeting in order to meet quorum! The Notice of General Members Meeting requires only 8% of it's General Membership to attend the General Meeting in order to meet quorum! The two notices appear to be at odds...with each other with low expectations for Member involvement in the democratic functioning of this Co-op Project.


In Ken's view, the Housing Co-op is not truly democratic. Ken would expect 51% or 255 of it's some 500 Member's to attend the Co-op Meeting of Member's to be considered truly democratic...and perhaps have some measure of success.


I'm a pragmatic person, and perhaps not as idealistic some people may think, although wishful thinking may provide some comfort, for the resident occupants residing at this housing project.


In Ken's view, as at September 30, 2017 the Co-op has not updated it's website since 2011::

What were some of the determining factors to conclude that this community was ready to transform into co-op housing with very poor Member engagement?


In Ken's view, the Co-op represents a considerable revenue source for the Co-operative Housing Federation of Canada (CHF Canada), and it's member federation, the Co-operative Housing Federation of Toronto (CHFT) through membership dues, and services sold to this housing co-op project.


Ken asked himself why CHF Canada has not transformed Essex Non-Profit Homes back to the co-op housing model when they purchased Bridlewood Co-operative Homes through legal action against the co-op. Perhaps the reason is because CHF Canada now own the former housing co-op as an investment business scheme after buying it for a small fraction of it's true market value through a receivership process that they initiated through the Superior Court of Ontario back in 2012.


When contacted back on March 23, 2015 Nicholas Gazzard, Executive Director, CHF Canada indicated it would eventually be returned back into the co-op housing model. The timeline has not been determined by the Essex Housing Board, and it would depend on the readiness of the community. CLICK HERE 


In Ken's opinion, it appears to be more profitable for CHF Canada to retain ownership of the the former housing co-op. Don't expect CHF Canada to transform Essex Non-Profit Homes back to the co-op housing model anytime soon!
