Some Job positions posted in 2011 for the Provence of Ontario and British Columbia at charityvillage.com, craigslist.ca and elsewhere have been reviewed. Based on these reviews, please note some examples, but not limited to, of what information you may find in some Job positions posted.


Example 1. Temporary Internship position lasting 6 months for Administrative/Clerical Support/Customer Service/Facilities Management/Volunteer Coordination. Rate: $13.00; Hours: 7.5 per day for 3 weekdays, and may include some occasional evening work. May work at one or several sites, depending on need. This position is available to recent college or university graduates. At the end of 26 weeks, the intern should have enough training and experience to be able to fill a position of Assistant Coordinator or Coordinator at a Housing Co-operative.


Example 2. Part-Time Assistant Co-op Housing Office Coordinator. Hourly Rate: $15.00 for 2 days per week.


Example 3. Part-Time Co-op Housing Office Finance/Administrator Coordinator. Hourly Rate: $16-$17 for 2 days per week.


Example 4. Co-op Housing Office Coordinator. Union Hourly Rate: $19.00 to $24.00; Hours: up to 35 hours per week.


Example 5. Co-op Housing Coordinator. Part Time for 3.5 weekdays including some evening work. Salary range: $20,000 - $22,500


Example 6. Housing Co-operative General Manager. Full Time with some evening and weekend work required. Minimum of 5 years of property management experience, including large capital projects. Excellent benefits package, and salary based on experience.


Co-op Housing General Manager or Coordinator. Listed below are some examples and (*may be included) in various duties required to be done:                                                             


-Efficient administration of the co-ops office, ensuring that the Co-op meets its legal obligations                                                   


-Community development by supporting good governance and management in the co-op by the board and membership            


-Financial management, rent-geared-to-income subsidy              


-Property management by developing and implementing property maintenance and repair program              


-Marketing the co-op by developing and implementing a strategy to maintain full occupancy of the co-op.


The successful applicant will have the following qualifications: Knowledge of Section *95 or *61 program or *Other programs and the laws that apply to housing co-ops, *excellent or *strong interpersonal skills, *excellent or *strong verbal and written communication skills, and ability to work effectively within a co-operative management and governance structure and relate to a diverse co-op community by interacting in a professional business manner with  co-op membership, *other staff and contractors with integrity, impartiality and able to maintain confidentiality, *excellent or *strong priority/time management skills with attention to detail and accuracy, taking initiative and pursuing innovation and must be able to work independently with limited direct supervision within a team environment, intermediate to advanced ability with MS Office, Yardi, HM Worx, NewViews, Ms Project an asset, *BCIT Accounting 1 or equivalent bookkeeping training or experience or experience in the management of finances and operational plans, *resided or *worked in a housing co-operative preferred, access to a *car preferred


Responsibilities: Answering the telephone and taking member inquiries, sending and receiving faxes and/or email, word processing, spread sheet preparation, photocopying, maintain record keeping and prepare correspondence, filing, annual corporate and government filing and reporting, prepare meeting minutes as requested by board, assist board in interpreting operating agreements and administration of co-op investments, processing housing charge payments and preparing/make bank deposits, process invoices and preparing cheque requisitions and cheques, submit taxes, preparing monthly financial packages including bank reconciliation, income register, and cheque register, marketing vacant units, arrears and subsidy administration, complete income verifications, undertake credit checks, ordering office supplies, administer petty cash fund, direct members and actions to appropriate committees, attend board meetings, and budget meetings and general membership meetings as required,  reporting to the co-op board of directors and membership as necessary, other duties as appropriate to the well-being of the housing co-operative.    

     

Example A: Experienced Housing Maintenance Person. Contract, part-time (30 hours per week) Competitive salary plus vacation entitlement.


Responsibilities: Under the supervision of the housing general manager, the maintenance person is responsible for the repair and maintenance of buildings. They must respond to concerns and complaints of members in a positive courteous manner. Other responsibilities include routine and preventative maintenance.


-Carry out preventative maintenance and other routine maintenance tasks according to schedules and work orders. These include, but not limited to member units, common areas, playground area, and garbage and recycling boxes


-Track inventory and maintain all co-op equipment, tools and supplies in good order.


-Work with the co-op *maintenance committee in preparing maintenance schedules


-Other maintenance duties and tasks as required

Repairs: Carry out repairs according to submitted work orders, advise the board of directors or it's designate when tasks need specialized trades people, advise the board of directors or it's designate of situations that need special attention


The successful applicant will have the following qualifications: High school diploma, from 3 to 5 years in pertinent experiences related to building maintenance, hold a valid driver license (safe driving abstract), good communication skills, reliability, motivated, results oriented, 


Knowledge of: the materials, tools, methods, and equipment used in the building trade, such as carpentry, plumbing, painting, masonry, cement work, and electrical work; repair methods and maintenance practices for structures, and equipment; work safety practices


Ability to: prepare estimates of time, materials, and labor; work from plans and specifications; work with limited supervision; follow oral and written instructions; form and maintain effective working relationships with others


General:

-Work with the board of directors or it's designate to prepare tender documents, get quotes, and prepare recommendations for the co-op annual budget regarding maintenance areas


-Provide support for the maintenance, long term maintenance and co-op *unit inspections committee and *maintenance committee


-If required, carry out move-in/out and other inspections with the *inspections committee


-Maintain tools and equipment, stock parts and supplies and keep inventory records in consultation with the board of directors or it's designate or *maintenance committee


-Handle maintenance emergencies during office hours according to the co-ops emergency maintenance procedures


-Assist in training volunteers in building systems and procedures as well as simple routine maintenance


-Move appliances and other equipment when necessary


-Paint interior and *exterior common areas


-Replace interior and exterior common areas light bulbs when necessary


-Remove snow and ice from walkways as needed


-Supervise trades people and check that work is done in an approved professional manner, as required by the board of directors or it's designate


-Maintaining a high level of motivation and encouraging commitment to attain fixed objectives

    information is okay but not depth perception for those who do not know or understand the problems that exist
    reading others problems can make you feel better if you don't have them and when you do you see they also got no where
    why else did the government stop building co-ops in 1992 right they don't work and why don't they that is what should be explored and defined
    hope you find all the answers Ken
